Rental Minimum Standards
From 25 November 2025, new Victorian minimum standards requirements mean agencies need a reliable way to demonstrate reasonable belief in the property’s compliance with the RTA’s minimum standards before listing it for rent.

This article walks you through the process of signing in, adding a property, recording each area, responding to prompts, and submitting the captured media for review.
- Open the Properly app on your iPhone or Android device. (You'll receive the link to download the app in a welcome email)
- Tap Get Started.
- Enter your Username and Password. (The same details used for the Compliance Portal)
- Tap Login to access the app.
- Tap Start.
- Enter the address.
- Tap the address displayed in Suggestions. Tap Find more suggestions if the address isn't displayed.
- Tap Configure Rooms to adjust the number of bedrooms and types of rooms on the property.

Tap Start capture to begin capturing property information.
- Tap an area to begin recording. The number next to the room indicates that there are pending actions, and the room hasn't been completed.
- When capturing rooms, if there are multiple of the same type, select the specific room you’re recording data for, and repeat this process for each room.
- Follow the prompts to record specific areas and tap Next.
- Respond to the statements by tapping the ✓ or X.
- Once you complete a location, move to the next area. When you select it, Properly will automatically begin recording, so make sure you’re already in the area before choosing it.
Tip!
When in the capture screen, you can click the ( > ) button to check progress and return to the review screen.
Once information for all areas of the property has been captured, you can submit the property for review.
- From the Home Screen, tap the property you wish to submit.

Tap Request Assessment.
Unable to Request?
If you're unable to request an assessment, it usually means one or more workflow questions haven’t been completed. The area with the missing responses will not show a completed tick. Please redo the workflow for that specific area and ensure all questions are answered.

Tap Request Assessment to confirm.
Requesting an assessment sends the captured media for this property to our team for review. Once the review is complete, you’ll receive an email notification and can view the outcome in the Properly app.Information
Once the assessment is submitted, you will no longer be able to make any further changes.
Make sure your device is in an area with a stable network connection, or use wifi to minimise the time taken for sending the captured media.
If we identify issues during the assessment, you’ll be able to review them, make changes, and notify us once they’ve been resolved.
- From the Properly App, tap the property that has been reviewed and has compliance issues.
- You’ll see areas marked as non-compliant or requiring attention.
- Tap the area to view additional details.
- Tap Resolve once the work has been completed. (You’ll need to provide evidence in the form of documents, images or videos.)
- Add resolution notes and supporting documentation, then tap Submit.
- The updated request will be sent to our team for assessment. Once the assessment is complete, the service report will be updated, and an email notification will be sent to the requester.
FAQ
If you've recorded some videos by mistake, you can easily delete them from the pending Minimum Standard Check.
- From the Home page, tap on the property.
- Tap on a video to view it.
- Tap Delete.
- Tap Just Media to remove the video.
If a specific location doesn't exist on the property, you can delete it from the review screen.
- From the Home page, tap on the property.

Tap the location. In the example below, the property didn't have a balcony.
- Tap Delete.
- Confirm you want to delete the room.
If you’ve added a property by mistake or entered the wrong address, you can easily remove it from your list. Just follow these steps:
- From the Home screen, swipe left on the property you want to remove.
- Tap Cancel.

When the confirmation window appears, tap Cancel again to confirm removal.
